County Regulations and Easements
La Boca is in an area that is not zoned by La Plata County. For full implementation, however, a commercial permit will be required from La Plata County. A temporary permit is available for partial implementation of activities. To obtain the commercial permit permission from the Colorado Department of Transportation is required for highway access and human waste disposal facilities must be inspected and permitted by the Colorado State Health Department. It is likely that public buildings will also need to have fire and safety inspections as well. Road easements through La Boca exist with the Southern Ute Indian Tribe and a number of natural gas production companies and the neighbors to the south. These easements, however, are only usable because of the illegal use of an old, dilapidated railroad bridge across the Pine River. There is also a natural gas well pad on the property, a phone line easement, an electrical line easement and a natural-gas pipeline easement through the property.
